Take a second to think about it.IMO, this guy doesn't know what he is talking about and you should vet him again before the call and not put the stellar reputation that you have built up here at risk.

I could not believe it because everything else checks out very well--makes good money, 2 stellar landlord references (and I make sure it's really the landlord and not a friend), decent credit, etc.These evictions came from just 2 different landlords (1 has 1 of the successful evictions, and the other has one successful and 3 initiated evictions that were otherwise resolved) that were not listed on the application--they're older addresses.

I did pay, so I am proof that you can force good tenants to pay it if they want to live in a specific location with an 80-lb dog, but I also took less than stellar care because of paying the fee -- not my dog, he is always perfect, but me, personally, decided more normal wear and tear was better than less if I'm paying that much extra.
