Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).  

I've been super happy with it.Regarding a bookkeeping software, bookkeeping for REI companies (especially rental property companies) is super nuanced.

It is a townhome so the yard is very small and the backyard is all concrete so the landscaping point is not as applicable here.

Because of the lease, an MTR operator will often pay first month's rent, security deposit, pet deposit, last month's rent, and even lease application fees.

For us, screening takes place from the time we (someone from the office) speaks to the potential tenant, through the showing, and the application process.

Referencing another recent post, there's not a great software solution that I am aware of for on-boarding a new MTR resident.If you aren't already, I would make sure you disclose to a potential resident any relevant issues that are endemic to a unit as early as possible.
