You can change the exit cap rate in the basic assumptions tab cell H67 and see the effect on the IRR and EM in the Equity Waterfall (GP) tab cells V51 and V53.

I can see the advantages of being able to get a down payment to reinvest in a small MFR and I will be able to capitalize on my lower interest for some positive cash flow.All of the disadvantages I can think of involve some upfront investment for legal advice and work, time for further education and that's about it.Any feedback will be greatly appreciated.Thanks all!

I also make it a point if I have a repair or service being done at the property it gives me a chance to see the inside while I over see the work being done.

I guess I see the value in it if its not the highest and best use of ones time to trudge out to the CC office and spend hours searching through who has property and who doesnt but that value doesnt exist for me.
