You'll find that 90% of the work for a property is done during acquisition, once you get past that phase it's usually pretty smooth sailing if you bought right.Good luck!

I grew up, live and work in Denver, Colorado, but spent almost a decade away in Boston for school (at Tufts), a startup (now defunct, called Junctions), and then three years afoot exploring the world, taking photos, sailing and leading cycling tours.I am very green in this industry, and am excited by the resources and expertise to be found here at BiggerPockets.

As far as your IRA, unless you already have the money already put into there, then that ship has sailed for the time being.

We also enjoy sailing, backpacking and boating with our family on our houseboat on Lake Ouachita.  

I figure I should be smooth sailing for 1-5 years in terms of cap ex.
