A person should never focus on minimal $ down, they should focus on the deal, a "deal" worth buying, operating, the strategy, because the $ is always out there looking for a place to land that's safe. 

I ran all of the numbers and it seems to be pretty safe from a cashflow perspective.

Then I came to the conclusion it was “risky vs safe”.

I'm leaning towards separate bank accounts to be safe.

you will find tons of examples, poor signage, little security, worn paint, no one answers the phone, etc. start on google maps, street view, then start driving. you'll know it when you see it.Public Storage/Extra Space Storage it aint!

With real estate investing this again becomes hard because every time you take out a new mortgage it drives your average down because it's a new account.
