If that's not an option, I would recommend he look into his state and local municipalities' rules on how to handle abandoned vehicles.

This initial negative equity position consumes the initial cash flow.  2) the addition of the adu makes the property multi family and likely makes rent control apply.  

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

About 3 years ago she agreed to do a deal with me and we found the property and applied for the mortgage together and got to the inspection where a terrible problem was found with the foundation and that the walls of the building were significantly bowing.

Taxpayers within these zones are automatically granted this relief without needing to apply, offering some respite as they focus on rebuilding their lives.

But buying “help” is only relevant if you are willing to actually listen or apply it. 

I agree with the time/effort rule.
