Had her sign an updated 1-year lease.The next year, I raised her another $100/mo, and again the next year.I like the idea of renovating the house and getting higher rent, but the additional rent I'd get would be something like a 5-year payback until I get to break-even, and by that time, those renovations would need some rework due to wear and tear anyway.So I've been happy just collecting her rent and not doing much on the house, letting that area continue to increase in value, and when I do finally renovate, I'll probably sell for a significant profit.

Rework your numbers with a still-good (to many investors) 10% cash-on-cash return and the "ratio" of cash flow for the leveraged investor to the all-cash investor is now $2000 vs $7000, instead of the $5000 vs $10000 you cite.

Depends on the type of pipes.If you are talking about water supply lines, it's often more cost effective to abandon the old copper lines and rework the manifold to go up to the attic with PEX.
