Buy new property    1 - PV = $400k  2 - DP (cost) = $80k  3 - CF = $14k/year....you would have lost $160k in PV...not gained $40k......and, if either choice is repeated, that gain/loss is exponential with each repetition.

There are a lot of repetitive tasks in this business, and many are vital not to miss, so having a system that continually reminds you of the next steps to take automatically is a life-saver with not having to keep track manually.Also, if you are not proficient at Excel, make that a priority!

This could be a repetitive question but as a first time buy and hold investor, I had to ask this again.

If you plan to do this a ton then make spec sheet of all the items you plan to use repetitively in cheap to medium house - tile, cabinets, vanities etc. get three contractors in there and get bids.

Hi @William DuongIf you look into the history of every big metro city in the US, you will be able to see a repetitive pattern.

So that’s where I’m at mentally , the low stake money / high return marketThat’s what this thread is about, there are millions of other threads about why not to do it, copy and paste wisdom, vapid negative repetitive nay sayers.....I don’t need any more with nothing new to say, the skull and crossbones dont phase me....

Show me a stock or bond that you can repetitively do 500% Cash on cash every year.
