Apparently the house flooded at some point, according to them,  my lender should have known the almost unknowable,  He had not seen the house until a couple days before the close on the sell side.Proper disclosures were done, provided to listing agent who forwarded to buyers agent, but buyer never recieved them. $6000, in legal fees for my lender to date,  multiple mediation session, it looks like its going to court, joy!

So I recieved a call from one of my Guerilla Marketing strategies (slipped business card in the door of a property thats an estate sale) ..I talked to the son of the deceased and he told me a little bit about what was going on and what the issues are. ( many properties, many children and no one agrees )..The property has been listed  for about 3 months along with a couple of other properties that needs to be sold too. ( All of the properties are WAYYYY overpriced )  Since there was much bickering they decided to let an attorney handle .

i have been doing this for about five months now recieving phonecalls from mymailing list. many people say to just let them talk and listen to what they have to say or find the solution to their problem.some of the poeple i talk to though are just very silent and do not talk much at all, and i feel like a robot when i am asking them questions. any suggestions on how im supposed to go about this?

When we reeneterd the home from our initial walk through and showing (when we decided to put an offer on it) there was not any evidence of a leaky roof, and the property condition report we recieved from HUD stated the roof was in good condition.
