One the one house they did provide the funding letter it read, "cash purchase, no appraisal necessary, up to $300,000" on day of close (did a 15 day close because it was a cash deal) lender came back and said, where's the appraisal?

That is interpreted to be the simple reading of the question.

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

I've been reading a ton here as well and am learning every day.

However, it doesn't read like that has been substantial.  

I honestly don't have any real feedback on them yet so hesitant to "recommend" them. 

I just finished reading "Set for Life" by Scott Trench.

So you want to check that out.I also ask how familiar are you with Spanish, and reading Spanish contracts, and knowing landlord/tenant laws in Spain? 

Now I have read some of the well off say in so many comments..
