This property you've got feels like guessing to me which is far from investing; however, I wouldn't be caught dead at a bank auction and many investors on this site make a living buying properties site unseen at auction.

I grew up in the land business its an old and tried and true from the original land grants and gold rush days and then colonial lands.. to the Louisiana purchase.. and the mother of all land deals the purchasing of Alaska from Russia..the concept is dead simple.1. rural properties that are handed down over time are prime targets.2. buy for cash3. sell on terms  500 down 50 a month.4. do hundreds of them.. 

Assault with a deadly weapon and shooting on an occupied dwelling tend to only happen in the worst.Having lived there for over 10 years location is definitely #1 as the neighborhood quality can change pretty quickly from street to street, so make sure you work with someone who really knows the area.Other than that, be sure to do your due diligence on the property itself as @Abraham Bar suggested.

And is it a dead deal?

I don't think we will ever see price developments as we see on the East and West Coast or cities like Vegas or Austin, we also won't see a crash as pronounced as these high flyers have experienced in the last down turn.

Honestly, I think I've just gotten lucky on my deals as I don't think I'm smart enough to have had the success I've had (being dead serious)
