If you truly want to treat your (long term) rentals as a business, you will re-evaluate the property condition every year with an appropriate inspection, inside and out; you will re-evaluate the rental market to determine if an increase is reasonable (whatever is happening "across the country" might be an indicator, but every market is different and that is what you need to study in the moment), and inquire of the tenants long term plans; you should be performing regular preventative maintenance to prolong the life of certain elements and catch problems (especially water related) early.
