we just managed to get ong to run all new lines and separate meters for our whole apartment complex at no cost to us. 

Get a full inspection (by an inspector who knows what they're doing) and a sewer line scope.

"Question: have you ever filled out a spreadsheet of cost and lifespan of each product of a property?

Although I've considered a future line of credit against the property as my best long term option, I would need to pay down the remaining balance first.

I would suggest going to the find a lender tab here on bigger pockets to find a local lender who has the same products. 

That said, I'm grateful for the alternatives you present--you're keeping the bottom line in mind, so I appreciate your help in exploring options that achieve the bottom line for the investors. 

This of course will affect productivity and delivery schedules. 

Id take maybe 150K and get a secured line against it and lend off of it.....then just let it snowball. then the rest just use it as downpayments to get you into deals and then refi with DSCR

We look at lenders (so long as they lend in the asset class you are considering) as an additional line of due diligence (they deeply care about their money and they are likely more sophisticated than you are).
