If it is covered it's usually if caused by a covered loss meaning mold develops due to some other covered peril.

US population growth slows and fewer new households form, which is probably not great for RE investors; and 2. the Social Security trust fund runs out.  

Oh also number one skill to develop regardless of the route you take is being able to identify and get in contact with motivated sellers.

MF with many garages to convert to ADUs, parcel splits, full on development, coop/tic with the resources to handle financing challenges, etc.To raise money in this market as a newby will also be challenging unless you can get it from friends and family.

Develop YOU'RE strategy. 

As for the experience suggestion, thank you for your bluntness JHL, we all need that reality check, but I also have 42 years (bought my first property at 16 years old) and 5 generations of real estate investment behind me and am always looking for new developments in this dynamic business.
