Do you have screening standards, any at all that you have you accept this person as a tenant.  

The title to your post says joint tenancy, and in your post you wrote that you own it with another person as tenants in common.

I would probably also speak to a tax person as your father would have a large tax liability if you sell now.

@Gerardo EscutiaWith summer over, I would expect this issue to be ending in the next couple of weeks but you can provide the invoice/report from the HVAC person (a copy) to show them that it is working perfectly.
