First off, let me start by saying I logically understand a winers attitude is not based in victim mentality.  

Based on what you’ve shared, I think you could go with Rooms to Go without an issue.

If the numbers don't work for expanding the building, explore the potential based on the current space. 

It seems that NNN properties get their valuations based on the tenant and the NOI.

They are all disparaging the course based on superficial knowledge and assumptions.
