I tell people this is the worst time to do a subdivision.  

Generally people in precarious financial situations are chronic not a one-off.

I went back to Memphis last year for the first time in six years to find all is as advertised with very minor exceptions.We have picture inspections done every four months, cost $75, because I'm a trust but verify guy.Good people, good service.   

It is an amazing city with great people and plenty of opportunities in the real estate space.

If you prove you have the knowledge to help there, people will DM you without you having to ask.

If enough people reach out, eventually it would be great to start a meetup group for STR investors in the area.

Where people are still normal and you can evict tenants but generally you don't have to because people pay their bills here.  

Also Mid-Term Rentals to traveling professionals, people displaced for insurance reasons, or doing a renovation to their home and needing a place to live for  3 months or more are also possibilities.

The cost breakout seems very helpful too I think that will help a lot of people.

And there are people that do that out there.
