There’s other contingencies you can use too, financing, feasibility, environmental, neighborhood review...Have your DD start the 1st business day after they provide you with all the documents, P&L sure, but also you’d want title docs, details on mechanicals like age, repair history and warranty status, insurance claim history for the last 5 years, every scrap of detail on any pending claims, zoning use confirmation from relevant govt entity, copies of all docs they have received from any govt authority related to the property for the past 5 years... there you’d be looking for code violations, notices from EPA or fire marshal, etc.

This confirms that it would be acceptable as long as the 50% test is satisfied on the following dates: (i) the “initial valuation date” or the first date on which the corporation makes an investment that is not a short-term investment of funds pending long-term commitment; and (ii) at least one day during each annual valuation period.

I can't count the number of foreclosure sales I've attended that had short sales under agreement, short sale approved, just waiting to close and the bank slammed the door on it with a foreclosure.Because MA is a non-judicial foreclosure state and the banks are not required to disclose anything about the pending foreclosure, other than the public notice, it's nearly impossible for a short sale agent to know the status of a foreclosure and how much time they've got to get the deal done.

@Joel Harrison that is an open ended scenario for sure...There are a lot of variables that can answer that question and they can be vastly different pending location and other dynamics (as indicated above).

No pending projects or known issues. 3 units have good tenants in place ($3200 total current rent) and 4th unit is currently owner occupied so not paying rent, but is the best unit).

1) economic status is stable ... nothing too dramatic pending one way or the other 2) market in pierce county healthy ... more inventory than king ( Seattle )3) most of Tacoma’s suburbs seem much closer in proximity to the city as compared to Seattle ... there are a few areas that will be lower in price ( and not as desired ) 4)

One 2/1 is pending now with the same sq footage and floor plan, but on the top floor with vaulted ceiling (which makes the place feel bigger and gives much more sunlight).
