I bought a quad last November which was fully rented with long term (3+ years) tenants who all want to stay as they see me as more proactive than their previous landlord.A few of the units look to have original kitchens (circa 1950's) but tile floors that were redone in the 90's (with some hideous grey pattern that reminds me of the set of the Golden Girls).

Also there is usually a pattern to the lay out of different models, certain ones on the ends, middle, or whatever.

So, if you study the patterns, you will know when you need to jump in for the cheaper areas.The pop in prices we experienced in 2012 to 2013 was the pop that always happens right after the market bottoms out, as investors scoop up the irresistible deals.

They have a bigger variety of colors and patterns, but don't look as good as Brooks Brothers.I like Lucky Brand and Buckle for jeans and, sometimes, casual shirts.Macy's has a good selection and pretty decent prices.

., but there are people who want to buy homes in coastal areas and cannot afford those so they'll seek more affordable areas and my hope is that if you can locate those now and find the pattern/trend and hold for 20-30 years those are the areas that will have tremendous appreciation.Wow, this ended up way longer than I meant it to be, so if you've read this far I appreciate it!

The nearby suburbs will likely experience a slower (but still notable) rise in prices, while the farther out suburbs less so, etc.This isn't an atypical pattern for any fiscally healthy metro, but it's especially pronounced considering DC is its own non-state territory and the city's boundaries are immovably constricted.

Or a tile pattern that's too busy and would be difficult to repair/replace.Spend some money on the appliances, but don't go for the wine chiller in a beer neighborhood.Make it clean and simple (think architecture magazines), make it work, and move the real estate.
