It has been frustrating but it also is a positive as I now can quickly know what deals to not even waste time on analyzing. 

Contractors are paying their experienced workers $250/day these days in our parts. 

Spending too much time on analyzing one deal will put you out of the game on too many other ones...

Best part is that unlike the old UPREIT that triggered a tax if the initial property is sold, today’s structure is immune.

. - New construction will be comped against other new construction - Start out with enough comps to justify the price point- keep the area tight to consolidate the risk vs building one or two in different parts of the same neighborhood.
