I would hate to just walk away from someone willing to invest but at the same time don't want to be doing all the work for nothing. typically this is where folks get confused with your great idea and their money and your idea or work is worth more than the money.but to be fair and balance you should at least get a management fee for on going services.. but its not uncommon to have first money out go to the money.. after all there would never be any deal with out the money and those with the money can just do it themselves and hire a PM..

An outgoing PM ( she was getting out of the PM business ) allowed this to happen with the tenant and didn’t correct it so when the in-coming PM took over I found out it was common business.

Contact your utility company they should have a form you can download, fill in and fax back, or simply fill in online,, otherwise the tenant signs the form I download,, and I give copy to tenant, then fax back to power company a week before move in and also submit the stop order for outgoing tenant.. with move out date..Tenants are required to maintain service until the end of lease,,
