I would recommend attempting to obtain the contact phone number independent of the number that the tenant provides, i.e. website of the property.

Not by obtaining a judgement against an individual or an LLC for that matter because all they have at that point is a piece of paper, not cash proceeds.

This would be the first time I'm using a HELOC on my primary ($250,000 line) to try and obtain another property.

Also make sure your contract allows for obtaining financing after the initial seller financing term.
