Hey @Gardy Saturne - sorry to hear about your situation, it could be a multitude of things that created the perfect storm: lazy PM, bad tenant, etc. 

Are there any local agencies that offer a multitude of lease agreement and addendum forms for sale?

There is a multitude of investment choices available to you once you can identify your real objective.

Have you run current comps using the multitude of rent estimate tools freely available? 

A multitude of reasons for me. 1) I live in the Lehigh Valley and it’s a booming and great area. 2) I’ve watched prices/values in the Poconos go up and down constantly, unlike LV 3) Tons of HOA developments and high taxes 4) My wife is originally from the Poconos and won’t allow us to invest there.
