Curious why you want to focus on multi-state and not close to home?

Quote from @Kathy Grossart: Can a non-accredited investor in an already established SDIRA, within a 506(b) multi-family syndication, do a 1031 exchange to another syndicated property (with same operators), if the new 506(c) offering required investors to be accredited, and the investor is not? 

We don’t have an immediate need for the cash and current rates are attractive, so would love to hear what the pro/cons of seller financing are in this situation?

Would love an opportunity to pick the brain of someone who is seasoned in the game.
