IMO these are only useful when you want the aesthetic of a modern look.

I've signed with a contractor (Modern Green Construction) to develop the ADU, I was referred to them by working with Realm Home. 

Most of my tenants  were clean and after they moved out I had to only pay a cleaning lady $400 to clean.

That's also my strategy exactly for locating the target properties ... with the added help of modern technology of course: I have a data base of the properties we're interested.

The house was built in the last 10 years and looks modern, it's in good shape with a small backyard.  

You could use that money to buy properties and teach the young lady how to manage them.....Just my $0.02

Here’s the situation, we’ve rented here for 12 years from an old lady that lives an hour away.

Overall the air is full of potential and I asked my airbnb host to buy his place, its a larger lot w 2 buildings, hes renting essentially 4 rooms/studios out some without kitchen and theres a room for the 247 cleaner lady and a pool (tiny) in the middle, 2 parking spots, 450k.

Ladies and gentlemen, I don't know about you, but I couldn't find anyone to open a C- Corp, 3 L.L.Cs, and a personal Attorney to complete a living trust (Private meeting with my family), role my current home into the business structure and out of my name, serve as my registered agent, collect all of my mail, take all of my phone calls, and unlimited L.L.C creation for the price I paid!
