IMO, any long term arrangement that ultimately causes title to be transferred will be a disguised sale and financing arrangement, call it what you will, if it walks like a duck, quacks like a duck and in the end you have roast duck on the menu, it's a duck!

It seems that there is a lot of secret menu behind it.

I have found good luck with this Association:go to narpm.org (National Association of Residential Property Managers) and navigate to ---> connect with (tab) ---> search for a property manager (dropdown menu) ---> search for property mgrs in that area and call them up and interview them.

Once you are there, look for the menu, or search the site for tax protest guidelines.

We have a menu of alternative investments that give out anywhere from 10-15% annualized cash flow, paid monthly, and about 15-25% IRRs upon sale.

I see that there is an (investors) tab on BP website dropdown menu, but not quite sure how they could help someone like me wanting to purchase my first Rental Property.

To find a list of hard money lenders go to the menu tab on BP, marketplace, hard money lenders, then choose your state.
