Check local HOA law and your Governing Docs, you probably will be required to go to mediation and/or arbitration rather than small claims court, at least initially.

@Kyle SmithI don’t have experience with tenants not getting along (trying to buy my own rental right now actually) but if their leases are year long then I’d say you need to sit down with them and be the “mediator” and figure out ways they can live with each other

I was in mediation yesterday for a case in Maine where it looks like the borrower qualifies for $50,000 which the check would go directly to us...Not too shabby.

Chart out all the worst case scenarios and see how your contract can protect you in those scenarios .I know talking to Attorneys is not the most pleasant thing when you are paying 400 $/hr , but if the project is large scale or if you intend to do this on a regular basis , get the contract drafted by an attorney well versed in litigation/arbitration/mediation .I have been doing this exercise since the past 15 days  so if any one is in this phase of hiring a contractor , we could definitely bounce some ideas off
