You're not merely looking for someone to occupy the space but someone who will treat the property as if it were their own, ensuring longevity and proper care.

I've decided to simply go tile and laminate, as I've had good results with them in my other rentals.I think this vinyl plank would work, but it's a lot of money to try, and depending on which reviews you read, and which produce you get, I question the longevity and wearability of it.

Saniflo is the one I've used but I'm not pleased with the longevity of the float mechanism if it sits unused too long, or the macerating jam sensitivity to any small items, grease, hair gel etc flushed.

I am thinking about longevity and efficiency.

NOT for longevity, old age, maintenance... thus most people make a claim for roof replacement after a severe hail storm. 

@Luke Moore    If you haven't chosen your flooring yet here's what I've learned -- Our place is much bigger (twice the size - 36 beds but can really hold more if we wanted )    and much older.Anyways some things I've noticed on LVP -- pay the extra for commercial grade stuff (IE like what will go in a hospital)   It has a much thicker mill/wear layer on top - but will be $5-7 a sq foot for material - pricey but longevity wise should be worth it - that is what we will be putting in all our common areas.
