U cant have 1 million platted legal lots of record of which maybe half are built on.. and expect linear rise in values.. 

It's important to keep in mind that everyone you hire is providing you a service - no one is guaranteeing you any outcome.

You would need to check with someone who understands mortgages how long you would legally be required to live there.The other thing to consider is you'll likely want to move out of your parents house at some point, I don't know what down payment assistance looks like in the area or if you have a low enough income to qualify.
