They want you to wait a few days to send someone out to look at it then come back in a few days to try part #1.

Now I have my focus and am working with a couple of out of state Syndication Groups now and waiting on that next deal.

We have found that setting our expectations about what we want is helpful (financial performance, level of renovation we can handle, forced equity opportunities, number of bedrooms, etc) and then waiting for a deal to materialize. 

These people waited years to get their voucher.

From my experience sometimes the best rates and terms come at the expense of harder underwriting, longer wait times, and sometimes a waste of time (because they can't perform). 

I drove by the properties I was interested in but unfortunately missed the registration date so I’ll be waiting until 2025.

I have formed/created an LLC, just waiting to receive my EIN number, so I can start contacting the leads I find hoping to get them under contract. 

Or would I be wiser to wait until I have a 9-5 post college and just enjoy these years and hope market conditions become more favorable?

I'm not waiting for the elections to determine my investment actions. 

And they will be scrappy by nature and certainly don't have that kind of downpayment laying around.Second, obviously is price.
