After leaving several messages with no reply, I was able to contact a lady that did not give a crap. 

I’ll just have to move faster on the next one...I do have the deceased lady’s cat as a consolation prize?

At this juncture it can be easy to point fingers at other parties and lay the blame there as people do not want to face their own possible short falls and areas that might need improvement.

The lady that owns the house had not been out to look at the property in years and was unaware how trashed it had become.

Background- I had a lady call me wanting to get a offer so I went to scope it out, she is having a home built and will be moving into it around October/November.

One incident I will always remember when I was doing an open house, was a little girl coming up to me, and noticing that there wasn’t a refrigerator or stove in the kitchen and asked, “Lady, don’t you have any food?”

You have to take into consideration the amount of repairs that will be needed, finding a reputable contractor, and keeping your fingers crossed that the house is not vandalized before you can get a tenant in the home, etc.
