As an investor myself, I'm constantly on the hunt for coastal value (hence our most recent Mexico STR and coastal Oregon since 2018) and having lived in many of the most desire-able coastal cities like Ft Lauderdale FL and Venice Beach CA, I'm convinced the Oregon Coast provides some of the strongest relative coastal value and particularly oceanfront property in the continental US. 

So, while a lender might have you approved for “conventional” financing when you get prequalified just verify with them that they are qualifying you with Fannie Mae specifically to get this benefit.Happy hunting!

If you got a HML to finance this one - I'd recommend keeping all of your receipts from the beginning so you don't have to go hunting for them, and risk them crinkled up in the back of your car when the time for your draw comes.
