It's Washington DC area so relatively insulated from market corrections, though if the sky truly falls and it happens to be right then, no real estate will be unaffected.I am not motivated to rent by greed, I am motivated by interest - have never done it before, and given that this property I already own and other factors make it conducive to renting- will certainly look at new opportunities in next market as well.

The town told me that its NJ state law that for multifamily properties; 1) all renovations need to be completed by a contractor, including insulation and drywall. 2) signed architect drawings need to be submitted even though the the footprint is remaining the sameI'm waiting for the town's building official to get back to me with where the state requires this so I can read it for myself.

So for hours water rained down, damaging the living room ceiling, carpet / padding - and drained down to the basement, damaging the drop ceiling tiles, insulation and more carpet / padding.
