The increased cash flow and the ability to pay down the loan more quickly are the biggest draws for me.Am I underestimating the time commitment of managing a multifamily property?

Repairs made while the property is your primary residence are not deductible, but improvements can increase your cost basis, reducing future capital gains tax when you sell.

I did most everything I was supposed to do, increase my income, decrease my living expenses, save cash, etc.. 

Not only does it hurt the returns, it is a very attractive target for ambulance-chasing lawyers and title fraud.  

Keep in mind that they can increase that period if they get complains from the community, so make sure you're in good relationship with your neighbors.

The tenant base, on average, tends to be rougher on the properties, moves more frequently, and cannot absorb any rent increases.  

It also matters where the home is located, and what the weather, type of tenants it attracts/has been attracting, etc. other factors are.

Last time I checked Dubai has an increasing oversupply of properties due to overbuilding.

Rent rates have increased so quickly over the last few years.

. - In the event that you do get a deal, that you do not violate the intent or letter of an increasing number of anti-wholesaling laws, and that you actually receive an assignment fee, you will walk away thinking that your role is over.
