Most 1-4 unit real estate investors are using DSCR loans right now for any buy and holds while flippers lean on higher leverage bridge/fix and flip loan options with higher interest rates.

Interest rates decreasing a little more will be necessary to make this possible, too (DSCR loan).Also I will have another deal refinanced by then and gain about $70,000 of capital from refinancing that.

Anecdotally, if a house that literally 'floats' over water can burn by wildfire, is any property truly insurable? 

You need two years of steady income before you can qualify for a loan.

However those with no to very limited experience will never get a fix and flip loan  from a bank. 4.

Furthermore you can vastly increase your returns through leverage using a non-recourse loan but that will definitely trigger UBIT but again the numbers can still make a lot of sense. 

Houses are getting some fierce competition and a lot of people are paying all cash (and a little too much imo).

I love the idea of flipping houses and I love finding good deals.
