It's a donkey from two different animals, the mule being the lease and the horse being ownership rights.Making an agreement to pay higher amounts as rents and saying part of the rent is credited or goes toward a purchase price is mixing two different concepts in title.

Good thin is you can skip rat race and go to fast track if you will gain access to network and in some cases this mentor can back up your data with experience on some deals to get funds and so on.

True, you can lead a horse to water but you can't make him pull the trigger on a deal but most RE training has no stated learning objectives, no real student tracking and no way to measure long-term success.
