I think all who post of doom in the housing industry need to mention how many units they manage, I suspect it's on average around 0-2.That said, I do wonder what's driving this fantastic tenant harvest. 

How about removing the laws that make us put in these stupid rain harvesting tanks which are practically useless and add to the cost of homes.

Now I'm in scale mode and harvest my equity now to MF.

Very true in our Timber days  we dripped on the leads 4 times a year only time we stopped is if the Timber had been harvested..

For 2 years have I been harvesting leads every day, from keywords competitive or not.But if you want to take that route, then it is ALWAYS some sort of hope and pray no?

If anyone is still exploring SBA 7(a) or other purchase, refi, cash out, and/or working capital funding for RE I definitely suggest looking into Harvest Finance.

May be better to move on and sell and possibly harvest the loss on taxes.

Yes I agree that this medium has been more efficient for working with others and connecting in helpful ways.I haven't invested in Birmingham but I know the market is great there too.I have focused on Huntsville and the surrounding cities (Madison, harvest, Decatur) and have had awesome experiences and great returns.I am a real estate broker with a focus on investment properties and property management, but I am also an investor myself so I am excited to connect even on an investor to investor level and just share thoughts and experiences for the area.It'd be great to connect more
