You could pick up a nice, low maintenance high nice cash flowing 4plex with 100k down.I started looking at singe families and went the route of multifamiles and couldn't be happier that I did.

I decided to get my license at this point and I'll keep the commission as the selling agent, occasionally reducing my commission so the listing agent would be happier to submit my offer to the asset manager.Since dealing with Fannie and Freddie properties, I have been submitting offers in a company name that is something like the address and the company doesn't exist until the offer is accepted.

Jeff,Let me rephrase that.You seem a bit timid, signing over rights of the loan to a servicer forces you to be hands off, they will do the foreclosure and your name isn’t on it, this is no lie nor a suggestion to lie.Good business isn’t to invest $98,000 and wring your hands for 18 months because you don’t want to upset the borrower.You already know what you have to do, whether you have the wherewithal to do it is another question.Make a decision.Foreclose or forgive the debt.Either way you’re done with this and will be much happier.
