Agency debt is mostly teaser stuff that very few people qualify for, so I'll not mention those rates in this post.

However, you should be cautious buying stuff that no one else did, since there could be a hidden reason why it didn't sell the first time.  

When we were selling any of our props if we felt we had one of those individuals ( most of my stuff was props  bought at courthouse and would sell as is) EM would be 5 to 10X higher other wise we would not take their offers..

They’ll handle the day-to-day stuff so you can focus on your work, personal stuff and  still invest in real estate. 

For me it’s really not about splitting hairs over $10-$20 a month..I just want things to run smoothly at this point. 

Some of the stuff they do is absolute garbage.

There are certainly some stuff that does not require permits so those type of thing, might be ok but I would focus on the quality as well.I think your question is hard, because the actual cost comes down to the details.
