Use their market analysis tool to sort by properties similar to yours (#bed/baths, SF, location, amenities, etc.) and look through specific listings to find ones VERY similar to yours.

I see many times the deals get sent to the attorneys to "handle it" but this should be sorted out upfront whether tenant stays or goes.In terms of having the tenant removed, there is no way to have them removed from the legal perspective if they are paying rent and you weren't going to move into the unit.

Other options such as seller financing, hard money loans and commercial loans that I have looked into all seem to require a balloon payment of sorts which I am not convinced I'd be able to refinance it for the balloon payment being that it has shown difficult to get a loan on it as it is now.

I have read LLC's are not the best to buy real estate with it being difficult to get loans from banks due the limited liability. should I put these properties under my name, or should create some sort of corporation/llc to put my properties under.
