I do not care if someone had a marijuana charge 12 years ago.I do care if its 10 guys coming in for a bachelor party.

I'm sure you guys are tired and ready to be finished.

You can only play games for so long.Chances are your next door neighbor is an IRS agent and turns you in when your tenants blocks their drive or some other random event disturbing your IRS neighbor.ADU catches fire and your insurance won't cover you, because it was an illegal and unpermitted structure.The city inspector told the last guy not to build or rent it, and is now pissed and wants to make an example of you and just red tags the whole property and no one can occupy for the next 1-2-3 years while you wait for a hearing.Then when you get the hearing, "staff" recommends you tear the whole structure down, and if you still want an ADU, you can apply for a permit and rebuild it.Your tenant quits paying rent and won't move out and you can't evict them, because there is no valid lease and they're just your "roommate".Probably a dozen other bad things can happen to you when you do stuff like this. 

I think he is a great guy and isn't his first rodeo with investor funds.We can do some legal checks if you want that type of search, lawsuits, prior names, etc.

Guys - I am a limited partner & invest in a multi-family building passively that was sold resulting in passive gains for 2024.

In Miami, i have my family and also have great opportunities to build a career there from my parents relationships.Now, im not sure if when i graduate, go to Miami where my family is and start from scratch or if i should stay here in boston and continue building relationships to be much ahead when i graduate.What do you guys think?

you cannot realistically buy real estate when you have no personal funds.but what you can do is work to put a partnership together where you find a money partner and you guys do a JV  money partner you do the work.. this can happen if you find someone who takes a shine to you and wants to help U
