EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

@Jaysin Anderson I would also suggest you reach out to @Ricardo Matos; he is an educator, investor, and friend of mine here in Portugal who will have some good insight regarding BRRR here. 

Though, it's been a far better education than any book or course on real estate.  

They are proud of what they have survived and they are committed to their children's education. 

I don’t get why people would pay for an education when you could get it for free on bigger pockets. 

Then cut in w brush and roll the walls.It's up to you what to do but educate yourself on the setups of spray. 

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

Any educated company would know that and they would know not to mess with security deposits. 

These events are great places to meet people who are serious about real estate investing and might be interested in partnering up.When you do find someone you think you can work with, start with small, low-risk deals to build trust and see how the partnership works out.Also, take some time to educate yourself more on wholesaling through the resources available on BiggerPockets, such as articles, podcasts, and forums.

But want to be as educated as possible first.
