Hi,I'm wondering if somebody faced a situation where Seller is selling in a Winter and he is not even trying to fill the vacant unit before closing.Context - Finding Tenants in winter is very hard and Closing is scheduled for mid-December.

I find them very good and free for mid to small landlords, just enough features to keep you organized during the year and reports for taxes are on point.

It's hard to find deals, but when you do their seems to be demand for mid-high rents on basic properties (1000+).

We only bid up to $25k for a mid 2000's doublewide in good condition and offer down to $14k for mid 1990's and not so good condition.  

I use 5k per bathroom. 15k for kitchen. 5k for mid grade flooring (1.5/sqft installation).

For Mid-City and West Adams, I think they are both up and coming.  

Most landlords would avoid a frig with a water dispenser; one more thing that can be damaged by tenants.A very popular brand by many landlords for mid level rentals around here is the 18 cf Frigidaire. 

Look up the web-sites for "Mid-Century Modern Ranch".

I currently live in California.Yes, Muncie has some problems, but nothing well out of the ordinary for mid-sized cities surrounding Indianapolis.    

It's just white with zero landscaping.Other than that a very brief look around the neighborhood and almost every house sold for mid $200s or less.
