So I'm not able to forgo self employment tax because it's a commodity that I'm selling but I also can't get a break on sales tax because it's real estate.

I'll be checking these out for a funding source as part of my due diligence for real estate investing.I decided to forgo long-term care insurance because too many of these insurance companies went out of business and the policy holders ended up with nothing to show for it (health care inflation is much higher than regular inflation).

My lenders all look at debt service ratio and I found I have to forgo a lot of losses I could take just so I can qualify for bank loans.

We had planned to retire in 2006 but because of the market crash we couldn't retire as planned, and ended up selling our houses for a song and a dance, a pretty sad fair of events.

I bought 11 new constructions in MS for Go zone.. ( and no I did not get hoodwinked I actually could take the write off one of the best tax plays I ever did).. but those have been rock solid rentals.. brick homes. scored concrete floors A quality homes..

Here's my situation:*I'm 49 and a health care professional*I have 3 kids*I have a large home with a large mortgage that I built, but have substantial equity because I built it on 85 acres of land that I got for a song, and the prices have risen dramatically (what I'm saying is I have equity I can use but will not tap that unless it's a dire emergency.)
