Keep in mind, commercial properties take much longer to rent out vs residential.

Your PM is likely a Brokerage and would want to sell it themselves, not have someone else take away business from them.

I would have the determination and dedication to take on as many projects as possible if the funding was available.

Landlord insurance runs about 20-30% more than a standard policy, and if you hire a property manager, they’ll take ~10% of the rent.
