school district?

Areas with rent control are typically high rent districts with older residents that have lived in their unit since before the neighborhood turned improved.

The house was originally a duplex, but the city enforces a rule that a duplex that sits vacant for 12+ months in our zoning district, then it will be a non-conforming use and thus must be converted to single-family. 

I know where I live in LA, There are two OZ's right next to each other: one over Skid Row, one of the lowest-income streets in the US, and one over The Arts District which has been gentrifying for the past 5 years and now has million dollar condos on every street corner.

Something in a good school district .

A lot of parents want to put their kids in Dorchester District 2 schools, and Ladson is on the fringe of being DD2 and Berkeley County.

Pick a popular school district, and research homes in that district and you'll be fine.

@Kevin Gallagher you've already received some really great tips in this thread from @Travis Moe and @Nathan Wankel I would definitely think about the school district you purchase in.

The great thing about my location is that it's literally within walking distance from 2 private universities and within 5 minutes from our business downtown district.

Koreatown is a great example as you mentioned, as well as the Arts District, directly south-east, which became the migration area after Koreatown became overpriced.
