If you want to grow aggressively then having the extra cash available to you today is more important.

Pace was the only one I encountered who showed up live, who is living these deals out every day and consistently finding ways to deliver (increasing) value to his community.

We have a single-family residence we own and have lived in for a number of years.

Even if the rental has a decent cash flow with additional flood insurance, we're still not sure we want to take on that risk as we are out-of-state investors (planning to move back to KY in the future, but not now) and we don't like that it will potentially bring down the perceived value when we try to sell it in the future.The seller has never lived there and has not provided any information on if it has flooded before or not. 

I am exiting the rental market here (love living here tho).

As long as you're prepared to be a landlord and live next to your tenant for at least a year, house hacking is a great way to get started.
