Agree on the advice their are sharks out there that are very good praying on people with various scams each month a new one pops up so avoid the housing market right now .In the mean time invest in a index fund that follows a benchmark like a S&P 500 each month/week put more money in when you are at a age that father wisdom has visited make small moves into the housing market .

A lot of time, this will scare the people out of the property rather calling the cop agrees to issue a trespass or not.

This may be a little overkill for some people, however, as many tax accountants will work great for most folks.I especially agree with #3 as well since a CPA who is an investor might only have one or two long-term rental properties that they've shopped out to a property manager.

However, you can make changes as long as all parties agree.If the tenant agrees to removing certain clauses, or starting with a new lease, then you can move forward.

But I agree with you these guys pass up a ton of listing opportunities and given the amount of money they spend thats just wasting marketing dollars in my mind.. the laws are changing on wholesale assignment business model.. like most things RE its always changing and evolving.
