We did not end up doing it (for which I am very grateful now because I knew nothing about renting at the time and now think it would have ruined me for ever renting in the future) however it planted a thought in the back of my head that drove me to do some reading now in 2021. 

And a few Bucks Donated every now and then to an Animal Shelter might ease your thoughts a bit, because they do need help and cannot really fend for themselves.Kind of like owning a 747 and planting trees for Carbon Credits--an Offset for your mind.Good Luck!

@Eduardo Godoy I moved across the country early in life and started over and the jumped several states twice more before settling down and planting roots in the community I have now lived in for 25 years.

Additionally, throw in a couple of plants around the new gate and it could really dress up the front.On a side note and I think this is very important, if you have an electronic gate, you are able to provide the code to your local Law Enforcement agency.

Note differences between comps (1 more bedroom, 300 less square footage, not located next to a toxic waste treatment plant, etc)3.

It was the size of a quarter and was from where my wife had a potted plant.

A short radio interview on Plant Money in Mnpls opened with a tenant receiving a $400 rent increase from $1200 to $1600.

@Michael Plante I've considered that, but I also really like the cashflow, even if it is halved. 

Had to re-plant new trees as well as make substantial donation for each missing tree to a City sponsored tree planting program.All said and done, it was worth it to me but it is quite painful to be held responsible for stuff the previous owner did over several decades.
