     Hello everyone, Im Derrick Nygaard, a blue collar guy on his path to financial enlightenment.

This is a struggle for the very souls you seek to save (plus the bonus that you may or may not get sell one of these enlighten spirits a TK house is icing on the cake).  

It was very enlightening and well worth listening to. 

  ( Washington has no state income tax)  but its negotiable.. and a seller in a hot market might say NOPE you pay it if you want this deal.. this has nothing to do with clean title.. totally different things.. so I am not familiar with that state if there is a transfer tax or excise tax upon the transfer of real estate but i am sure someone with some experience will hopefully pop on here and enlighten us..

So, can someone enlighten me on how the new value is far exceeding the cost of repairs?

Other reading I've done states that you should also have 1 LLC that rules them all. 1) I'm unsure of the advantage of this, could somebody enlighten me?
